A creative financing device (often used with raw land a developer wants to improve) by which a developer sells the land to an investor, who leases the land back to the developer under a long-term net lease and subordinates the fee ownership to the lender, who provides development financing. The net effect of the land leaseback transaction is to obtain maximum leverage, including 100 percent land financing, and, because the land is subordinated to development financing, probably 100 percent development financing as well.
